In Colorado Springs, title companies handle the closing itself. But a lot of important paperwork comes before and around it: the purchase contract, addenda, the title commitment, and the closing documents you’re asked to sign. Proper Tea Law reviews that paperwork for buyers and sellers, so you understand your obligations, your deadlines, and your options before you commit.
What we review
Purchase contracts and addenda, including counterproposals, inspection resolutions, and amendments
Builder and new-construction contracts that don’t use the standard Colorado form
Title commitments: requirements, exceptions, easements, and covenants that affect how you can use the property
Closing documents, such as the deed, settlement statement, and closing instructions, before you sign
Ownership questions, such as taking title in an LLC or trust, or selling an inherited home
What to know
Deadlines drive the deal. The standard Colorado purchase contract sets specific deadlines for reviewing and objecting to title, inspection, and other matters. Missing one can limit your options.
Builder contracts are different. When a builder, bank, or other party requires its own purchase contract instead of a Commission-approved form, Colorado now requires the broker to advise the consumer to seek legal advice before signing (C.R.S. 12-10-408.5).
The closing company is neutral. The title or closing company follows written instructions from both sides. It doesn’t advocate for you or give you legal advice about your deal.
